Did you know?

Most of the new homes in Arizona are sold to purchasers being represented by a Buyer's Broker. The new home builder pays the Buyer Broker fees and you the buyer gets representation at no cost to you.

How does this work?

Simple. You visit the new home subdivision for the first time accompanied by L. E. Truitt & Associates Buyer Broker. We will register as representing you and from that time forward you are free to return as often as you like without us.

How does this benefit you?

You the buyer have a professional L.E. Truitt REALTOR working for you and our service is absolutely free. The builder does not add to the price of the home to cover this expense, nor will he deduct from the price if you forfeit representation.

Why do you need L.E. Truitt REALTOR when you are buying new?

Good question. We know the market. You save time by going directly to the homes that meet your price, size and amenity criteria. We know which builders have the best products and service. We will accompany you at every important meeting you have with the builder and will go over all of the documents before you sign them. Your L. E. Truitt & Associates REALTOR knows what to look for and the questions to ask to be sure you are getting exactly what you are expecting. We can impartially discuss the pros and cons of various communities, builders, upgrades and many other factors that must be considered when buying your new home. We will help you to compare the value of a new home versus a resale home so that when you decide to purchase, you will be as informed as possible. We help you with overseeing your new home during the construction process and at the final walk-through. We are paid on the base sales price of the home and not on the options or upgrades. Therefore, you can be assured that you will be getting unbiased input when your we make recommendations or offers opinions related to upgrades, options and lot premiums.

What's the catch?

There is only one catch, and it has already been mentioned. The builder does not mind paying for you to have representation IF you are accompanied by us the first time you visit. Builders are very strict on this first time policy. Most new home models have a sign posted on their door or in the sales office that says "If you are working with a REALTOR, they MUST accompany you on your first visit."

Anything else?

Yes, much more. For now, two things: Remember that the new home sales representative is working for the seller, NOT you. Your Agent can mean real value to you by pointing out certain builders, areas, and energy features that may increase appreciation, add value to your home or save you money in utility costs.

6 REASONS TO CONSIDER BUYING A NEW HOME

1. NEW HOME WARRANTIES

New homes have at least a one year warranty on the home itself and the appliances with up to five years on the heating and air conditioning units. Many builders offer a ten year structural warranty underwritten by an insurance company.

2. MODERN APPLIANCES

Appliances are improved regularly and are far more energy efficient than those just a few years old.

3. HOME SITE SELECTION

In real estate, location is everything (well almost). In a new subdivision you can choose the location that offers a larger lot, views, proximity to a park or recreation area or some other feature that you prefer.

4. FLOORPLAN OPTIONS

With a variety of floor plans to choose from you can find the one that best suits your family's needs. If you are not selecting an inventory home, often the builder will accommodate some custom changes and you will be able to add options and upgrades.

5. ENERGY EFFICIENCY

A new home built today is far more energy efficient than those of just a few years ago. The building codes are more strict with regards to energy efficiency and the builders compete with one another to provide the most energy efficient home possible.

6. MATERIALS

Low maintenance is one of the benefits of today's new home. New technology allows builders to use better materials and construction techniques to greatly reduce the costs and frequency of home maintenance.
